Air conditioning for a French Riviera villa

For air conditioning in a French Riviera villa, two options dominate: a multi-split (€6,000 to €12,000, no structural work) and a ducted system (€100–140 per m², invisible and near-silent). Above 150 m² or three bedrooms, zoned ducted almost always wins. Allow 100 to 130 W per m², confirmed by a proper heat-load calculation.

The essentials:

  • Multi-split: ideal for retrofitting an occupied villa, 2 to 4 days on site, €6,000 – 12,000.
  • Ducted: needs a suspended ceiling or loft space, €100 – 140 per m² fitted, i.e. €15,000 – 21,000 for 150 m².
  • Sizing: 100 to 130 W/m² in a standard home, 65 W/m² to RE2020 new-build standard, up to 125 W/m² in an unrenovated older villa.
  • Since 1 March 2026 (decree no. 2026-117), no planning declaration is needed if the outdoor unit is not visible from public space — heritage areas excepted.

Ducted or multi-split: which suits a villa best?

Both run on the same technology, a reversible air-to-air heat pump. What differs is how the air is delivered and how invasive the installation is.

A multi-split connects 2 to 5 indoor wall units to a single outdoor condenser. You can treat the living room and bedrooms without touching the ceilings, which makes it the go-to solution for a villa that is already furnished and lived in. The trade-off: the wall units stay visible, and any room without a unit stays uncooled.

A ducted system hides the indoor unit in a suspended ceiling or loft and distributes air through insulated ducting. Only discreet grilles are visible. It is noticeably quieter in living areas, visually neutral, and with zone control (Airzone-type) each bedroom can hold its own setpoint. In exchange: ducting, outlets, ceiling work, plastering and painting — a structural job.

In practice, most Riviera villas built between 1970 and 2000 end up with a hybrid: ducted on the bedroom floor where the loft allows it, splits or floor consoles downstairs. It is usually the best comfort-to-budget ratio.

What capacity do you need for a 100, 150 or 200 m² villa?

The working rule is 100 to 130 W per square metre, adjusted for insulation: around 65 W/m² for an RE2020 or low-energy villa, up to 125 W/m² for an unrenovated older property. On the coast, two factors push demand up: large south-facing glazing and poorly insulated flat roofs, both very common from Cagnes-sur-Mer to Menton.

Two points matter. First, on a reversible system you add roughly 15% to the cooling capacity so heating still performs in January. Second, an oversized unit is not “more comfortable”: it short-cycles, dehumidifies poorly and wears out faster. Only a heat-load calculation — orientation, glazing, insulation, ceiling height, air changes — gives the right figure.

This is what changed this year. Decree no. 2026-117 of 20 February 2026, in force since 1 March 2026, removes the prior works declaration when the outdoor unit is not visible from a public road, public space or another building. In plain terms, a condenser in an inner courtyard, behind a low wall or at the rear of a villa no longer requires a town hall submission.

Exceptions remain common on the Riviera:

  • Heritage areas: within the setting of a listed monument, a registered or classified site, or a site patrimonial remarquable. A declaration and the opinion of the Architecte des Bâtiments de France are still mandatory — which covers much of Saint-Paul-de-Vence, Èze, Villefranche-sur-Mer and old Cannes.
  • Local plan (PLU): some communes require the unit to be recessed, screened or roof-mounted. Check before ordering.
  • Private estate rules: a lotissement covenant can ban façade-mounted units even where planning law does not.
  • Neighbourhood noise: French public health rules cap the sound emergence at 5 dB(A) by day and 3 dB(A) at night above background level. This is the number one source of disputes between neighbouring villas.

How do you protect an installation near the sea?

Between Antibes and Menton, most villas sit less than two kilometres from the shore, and salt spray attacks the outdoor coil within 5 to 7 years without proper protection. On a €15,000 villa installation, that is not a detail.

Three habits are enough: pick a model with reinforced anti-corrosion treatment (“blue fin” coating or equivalent), site the condenser out of the prevailing sea wind rather than facing the beach, and include a freshwater rinse of the coil at every service. FAQ — air conditioning for a Riviera villa

Does villa air conditioning qualify for MaPrimeRénov’? No. Air-to-air heat pumps — that is, reversible air conditioning — are not among the equipment funded by MaPrimeRénov’. Only air-to-water and ground-source heat pumps qualify, through an RGE-certified company. Some CEE energy-saving schemes may apply, depending on current conditions.

Can you cool only the bedroom floor? Yes, and it is common in villas: heat builds up under the roof while the ground floor stays cooler. A ducted unit dedicated to the loft, or a two/three-unit split on the bedrooms, covers most of the need for far less than a whole-house system.

How much does a 150 m² villa use over a season? Over a typical Riviera season, expect roughly 300 to 700 kWh with sensible use (26 °C setpoint, occupied rooms and nights only), which is around €60 to €150 of electricity. Running at 21 °C with the windows open can triple that.

How long does the work take in an occupied villa? Two to four days for a multi-split, five to ten days for a ducted system before plastering and painting. We work room by room so the villa stays liveable throughout.
